Mazama Washington has been eagerly awaiting snow storms to bring in fresh powder for prime cross country ski conditions. Our wish in beautiful Methow Valley has been answered.

Reports below cover homes in beautiful Methow Valley that were both listed in 2011 and then sold within the same year. It is compared to those listed and then sold in 2010. The previous month in review is also included as compared to that month one year before.  The 19 communities covered include Lost River, Mazama, Edelweiss, Winthrop West, Rendesvous, Wolf Creek, Pine Forest, Twin Lakes, Winthrop, Winthrop South, East County Rd. East Chewack, West Chewack, West County Rd., Twisp River Rd., Twisp, Twisp South, Carlton and Methow.

Of note is the dramatic decrease in average number of days on market for the year.

The report covers residences located in any of our 19 communities of Wolf Creek, Mazama, Lost River, East County Rd.,  West County Rd., East Chewack, West Chewack, Twisp, Twisp South, Twisp River, Winthrop, Winthrop South, Winthrop West, Pine Forest, Twin Lakes, Edelweiss, Rendevous, Carlton and Methow.

Of striking note is the average days on market for 2011 compared with 2010.  Are the sellers and buyers coming together more quickly?  It appears so for our market.

The average sale price again is lower than last year but the median price remains very close to Methow Valley 2010 median home prices.
